INVESTMENT OPPORTUNITIES

“3. Tattoo parlors. Americans didn’t skimp on the ink during the last recession. A tattoo can be a meaningful (and relatively cheap) form of self-expression during a frustrating and difficult time. Tattoo parlors across the country reported an increase in business during the economic crisis. Only 14% of Americans had a tattoo in 2008, but that number was up to 21% by 2012.”

We are offering 3 Basic Investment Programs:

1.  5 Year Program with a 12% return of investment.

2. 7 Year Program with a 15% return of investment.

and a mixed investment program -

3. 5% ROI after 5 years plus yearly vouchers/coupons for tattoos and

other shop merchandise that would equal up to 20% of total invested.

For example - You invest a total of $100.00. Each year, for 5 years,

you receive vouchers/coupons for $20.00 for a total of  $100.00.  Plus,

you also receive the 5% ROI on the $100.00 - which equals $27.61.

    1st Year Return        - $105.00

    2nd Year Return      - $110.25

    3rd Year Return       - $115.76

    4th Year Return       - $121.54

    5th Year Close Out - $127.61

GOAL

In a "Perfect World" scenario, we would like to raise around $200,000 to make a solid cash offer on a perfect location downtown in Fennville. The Building is highly visible and has amble parking. The Owner has entertained interest a few times about selling the building.

$200,000 would allow us to purchase the building from him and we would be able to make all the necessary remodeling recommendations for optimal retail sales that are outlined our business plan.

However, realistically we have a two story barn that the back half of it could easily be converted to house Black's Emporium. IF - we can get the Township to "Green Light" the project.

Interior Design Layout of the space created by Amber Fae.  These are pics of the Dental office building's interior space that we were hoping to purchase. This gives you a few examples of how talented Amber Fae is and allows you a sneak peek into our vision of what we would like to eventually create.

BARN renovation

We need to raise $70,000.

To renovate the Barn and make it legal for a Tattoo Shop we are looking at the following costs (cost estimates are a median estimate of current market going rates for each project):

Septic                       - $12,000

Bathroom                 - $6,500

Electrical                  - $13,500

Driveway/Parking   - $8,000

Washable panel      - $1,500

TOTAL                     - $41,500

Tattoo & Retail Start-up costs

We need to raise an additional $27,865.35

This amount covers business license, Health Department permit, occupancy permit, signage permit, insurance, and all the equipment needed for tattoos and retail sales (beds, computer, printers, ink, tattoo machines, etc.).

TOTAL Amount we are looking to Raise

NOTE: We have rounded up the number to an even amount - that extra revenue would be used to cover cost variances on the projects.

$70,000
